The Architectural Committee is asking homeowners to help select the future awning style for all interior units in Windward Key.

​

​​INTRODUCTION

​

We have identified two lower maintenance awning prototypes for consideration.

 

Please review the comparison photographs below showing the two prototypes  before completing the survey.

We are also giving homeowners the option of indicating that they prefer to keep the existing canvas awning style.

​

IMPORTANT INFORMATION

​

The purpose of this survey is to determine the preference of the Windward Key homeowners.

Once the survey is complete and the results have been reviewed, the Board intends to propose an amendment to the Declaration establishing the selected awning as the community standard.

If the amendment is ultimately approved in accordance with the requirements of the Declaration and applicable law, homeowners would be required to replace their existing awning with the approved style within the time period of no later than 5 years.

It is also important to note that all of these changes are for INTERIOR UNITS ONLY and that ALL END UNITS WILL REMAIN THE SAME but since they are also members of the community their votes are also important, so we need end units homeowners to also cast their votes.

NOTE: Estimates are provided below by the contractor that installed the prototypes, Twin Beach  Contractors.  However, all interior homeowners will be able to select their contractor of your choice.​

 

​SURVEY QUESTION

You will be asked to rank the following three awning choices in order of preference.

NOTE: Only one homeowner per unit may complete the survey.

 

CHOICE 1 — Prototype 1 - Roof Shingles - Example Unit 8084

These are the same shingles that all units have on our current roofs and the same shingles that are on the end unit front door awnings in each row of our townhomes.

 

The contractor that installed this prototype, Twin Beach Contractors, estimates the cost at $3,800, to install this shingle roof, reconstructed wood posts wrapped in maintenance-free vinyl and vinyl soffits for a finished appearance from the front porch, as well as gutters.

CHOICE 2 — Prototype 2 - Blue Metal Roof - Example Unit 8078 (Home on Right Side)

​​This metal roof was developed in response to feedback from homeowners who wanted a lower-maintenance alternative to shingles without losing the distinctive blue color that all interior units currently feature. 

​

The contractor that installed this prototype, Twin Beach Contractors, estimates the cost at $4,500, to install this blue metal roof, reconstructed wood posts wrapped in maintenance-free vinyl and vinyl soffits for a finished appearance from the front porch, as well as gutters.

CHOICE 3 — Blue Canvas - Current (Home on the Left Side - Picture above)

In June 2026, the Architectural Committee received an estimate from Capital Canopies to replace the existing canvas awning. The estimate included replacing the front-door canvas awning, painting the metal support pole beneath it, and painting the wooden posts:

 

-     Replace canvas awning: $1,800  (Capital Canopies)

-     Paint support pole: $500 (Capital Canopies)

-     Paint wooden posts: $500 (local contractor)

      Total: $2,800

 

In addition, the canvas awning should be cleaned annually to maintain its appearance, at an estimated cost of $200 per year, until replacement is necessary.

 

SCORING

The points for each awning choice will be totaled after the survey closes. The option receiving the highest number of total points will be considered the homeowners’ preferred awning style.

 

For purposes of determining the overall community preference, survey responses will be scored as follows:

1st Choice = 3 points
2nd Choice = 2 points
3rd Choice = 1 point
